This is seen as contract work. If you are able to sell your company to a number of small to large local businesses in the area that you operate in, then you would have a great business going forward. Office cleaning is normally seen as at the beginning or end of each day, the cleaning company will go into the office and dust, vacuum, and generally tidy the office area so that it is clean for the day workers. The same service can be tailored to the retail world. Cleaners can and do go to shops and retail outlets and clean the shop ready for the next days work.
End Of Tenancy Cleaning
End of tenancy cleaning can be used in two ways. First of all if you are renting a property and you are coming to the end of the duration, and you are now moving on to another property, you often have an inspection before you leave the property by the landlord. If you are based in a city, or an area like London that has a lot building works happening then this will be a very large chunk of business that you can rely on to keep you going if you can gain the right contacts. Builders leave a lot of mess when doing building works in peoples houses, some more than others, and some jobs cause more mess, and therefore need more cleaning than others. If you are able to gain contracts with building companies, then you can gain a lot of business from going to each and every building job that they do, and clean up after they have finished their work. If you are able to get two or three large building contracts, then that should be enough work on its own for a medium sizes cleaning company.
Pub Cleaning
Pub cleaning is a great type of contract to gain, as the hours are normally pretty good, you can usually go and start working in a pub at about 8am – 10am as doors regularly do not open until 11am in most pubs across the country.
If you think that you are able to gain some of the above works, and you think that being a commercial cleaning company owner is appealing to you, then give it a try first by going to work for a small cleaning company and you will get to see what it is like to work in the environment.
If you still feel that it is right, then start off by gaining some clients from the fields above, and if you do, start off small by doing the work yourself, and as you gain more clients, then take on more people, and slowly grow your cleaning business at a speed that is comfortable to you. Don’t feel that you have to accept work if you cant handle it, as bad press spreads quicker than good.

First, find out how much your competitors are charging. Just call all of them in the phone book, say you are looking for a commercial cleaning service and ask them how much they charge, how they structure their fees, their work hours, if they use cleaning teams or send out only one person, if they are bonded, and anything else you want to know about your competition. You might also ask what business they have as clients to use as references. If course, these won’t be your references but your first clients. You see, you’ll already know that these businesses utilize cleaning services so approaching them to change to your cleaning services will simply be to give them an offer they can’t refuse. Get in touch with the manager and ask if they are happy with their current cleaning service. If not, say your ready to start for the same price. If they say they are happy with their current service then appeal to their business sense and offer an introductory rate that is well under their current provider to intice them to change.
If you are just starting be sure to research what it will cost to accquire all the equipment you need. Will you need to hire employees to assist you? If so, you’ll need to register your business with the state so that you can pay taxes. This may mean setting up a corporation or LLC depending on the size and structure of your business (consult with a business tax professional). Also, you’ll need insurance for your equipment, employees, and need to be bonded (most businesses will not hire a company that is not bonded or insured in case of damage to their business ot theft).
If you are interested in cleaning hospitals or medical facilities do you have the proper taining/certification concerning OSHA rules for properly disinfecting biohazard areas? Cleaning of medical facilities is very different than regular offices, be sure you are throughroughly trained for this.

The counselor at SCORE will most likely advise you to write a business plan which is very good advice because it will force you to dig out all of the start up details and the costs of starting a commercial cleaning business and force you to also understand all of the aspects of this business including the customers you’ll concentrate on (your market ) and how you’ll go after them.
You’ll need to register the business with your state controller’s office and make sure that you have any city and county licenses if any are needed where you live. All of this will come out in a business plan.
